Abbey Solicitors Conveyancing Fees Guide
Abbey Solicitors charge the following fixed fees in relation to Conveyancing Transactions. Cost Estimates are provided for individual cases and may be higher should there be additional complexity to the case, for example, if there is a Fault in Title or there is Shared Ownership.

Residential Conveyancing Fees quoted in the above tables are all subject to VAT which is currently charged at 20%, unless otherwise stated all figures are subject to VAT.
The fixed fee quoted includes the submission of the Stamp Duty Land Tax Return. Stamp Duty is charged at the relevant current rate imposed by the HMRC.
In addition to the fixed fees quoted, there is an additional charge of;
£30 plus VAT for the Electronic Transfer of money
£6 plus VAT for online verification of identification required to comply with Anti Money Laundering Regulation.
Disbursements
A disbursement is money that is incurred and charged on the Client’s behalf.
We simply charge you the fee that we get charged with no uplift. Indicative prices for such charges are shown below.
Local Authority Search Fee. £189

Further additional searches may be conducted on your behalf, including Environmental Searches; the prices for each will be provided before they are incurred. We will deal with all aspects of the purchase/sale/remortgage of your property, we will liaise with estate agents, lending institutions and other parties solicitors to ensure the smooth conveyance of your property. We do not provide financial advice and we are not qualified to do so. Our fees assume the following;
- This is a standard transaction and that no unforeseen matters arise including for example, but not limited to, a defect in the title which requires remedying prior to completion or the preparation of additional documents.
- This is the assignment of an existing lease and not the grant of a new lease.
- The transaction is concluded in a timely manner and no unforeseen complications arise.
- All parties to the transaction are co-operative and there is no unreasonable delay from third parties providing relevant documentation.
- No indemnity policies are required. Additional disbursements may apply if indemnity policies are required.
Key stages of the Purchase process
The exact stages involved in the purchase of a residential freehold property vary according to the individual circumstances. However, we have outlined the key stages and timescales that are likely to apply:
- You appoint us to act on your behalf and we discuss your transaction and give you initial advice and our best estimate of the cost that will be involved. Estimated timescale – within 1 week of your instructions being confirmed.
- We check finances are in place to fund purchase and contact lender’s solicitors if needed. Estimated timescale 1-2 weeks from instructions.
- We receive and advise on contract documents. Estimated timescale – 1-2 weeks from instructions.
- We carry order searches on the property. Estimated timescale – 1-2 weeks from instructions.
- We obtain further planning documentation if required. Estimated timescale – 2-3 weeks from instructions.
- We make any necessary enquiries of seller’s solicitor. Estimated timescale – 2-3 weeks from instructions.
- We receive and send you searches on the property. Estimated timescale – 4-6 weeks from instructions.
- We give you advice on documents and information received. Estimated timescale – 4-6 weeks from instructions.
- We will go through conditions of mortgage offer. Estimated timescale – 5 weeks from instructions.
- We send final contract to you for signature. Estimated timescale – 6-7 weeks from instructions.
- We agree completion date (date from which you own the property). Estimated timescale – 7-8 weeks from instructions.
- We exchange contracts and notify you that this has happened. Estimated timescale – 8-9 weeks from instructions.
- We arrange for all monies needed to be received from lender and you. Estimated timescale – 9-10 weeks from instructions.
- We complete your purchase. Estimated timescale – 10-12 weeks from instructions.
- We deal with payment of Stamp Duty/Land Tax. Estimated timescale – 12 weeks from instructions.
- We deal with application for registration at Land Registry. Estimated timescale – 12-13 weeks from instructions.
Key stages of the Sale process
The exact stages involved in the sale of a residential property vary according to individual circumstances. However, we have outlined the key stages that are likely to apply:
- You appoint us to act on your behalf and we discuss your transaction and give you initial advice and our best estimate of the cost that will be involved. Estimated timescale – within 1 week of your instructions being confirmed.
- We supply information to you and others involved with the transaction. Estimated timescale – 1-2 weeks from instructions.
- We check the title of the property you are selling to ensure you are the rightful owner. Estimated timescale – 1-2 weeks from instructions.
- We draft the contract and send this to the buyer’s solicitor. Estimated timescale – 2-3 weeks from instructions.
- We deal with questions and enquiries raised by your buyer’s Solicitors. Estimated timescale – 2-3 weeks from instructions.
- We approve the transfer deed to the buyers of your property. Estimated timescale – 3-4 weeks from instructions.
- We report and provide information to you relating to the property you are selling. Estimated timescale – 4-5 weeks from instructions.
- We give you advice on all documents and information received relating to the sale. Estimated timescale – 4-5 weeks from instructions.
- We send the final contract to you for signature. Estimated timescale – 6-7 weeks from instructions.
- We agree a completion date (date on which you sell the property). Estimated timescale – 7-8 weeks from instructions.
- We exchange contracts with the buyer and notify you that this has happened. Estimated timescale – 8-9 weeks from instructions.
- We complete your sale and account for the proceeds or receive from you any monies required to complete the sale. Estimated timescale – 10-12 weeks from instructions.
- Dealing with all post-completion matters, particularly repaying any outstanding mortgages or loans. Estimated timescale – 10-12 weeks from instructions.
Key stages of the remortgage process
The precise stages involved in the re-mortgage of a residential property vary according to the circumstances. However, we have outlined the key stages that are likely to apply:
- You appoint us to act on your behalf and we discuss your transaction and give you initial advice and our best estimate of the cost that will be involved. Estimated timescale – within 1 week of your instructions being confirmed.
- We obtain documents from HMLR to check the title of the property. Estimated timescale – 1 week from your instructions.
- We obtain and review your new Mortgage Offer and send to a report. Estimated timescale – 1 -2 weeks from your instructions.
- You return the signed Mortgage Deed and Building Insurance to us. Estimated timescale – 2-3 weeks from your instructions.
- We obtain a redemption figure for your current mortgage. Estimated timescale – 3-4 weeks from your instructions.
- We draw down the funds from your new mortgage and complete the transaction. Estimated timescale – 3-4 weeks from your instructions.
- We deal with the application for registration at the land registry. Estimated timescale – 4-5 weeks from your instructions.
